
Living in Mijas Costa
If you have seen a property listed in Mijas Costa, the first thing to know is that Mijas Costa is not a place in any official sense. Mijas town hall runs devolved offices in Mijas Pueblo, Las Lagunas and La Cala; there is no Mijas Costa office. The municipal development plan divides Mijas into Costa-La Cala, Las Lagunas, Mijas, Rio and Sierra. The Andalusian statistical institute lists no population centre by that name, and the main Spanish asking-price index publishes eleven districts for Mijas, none of them called Mijas Costa.
What the name actually denotes is postcode 29649, covering the municipality's twelve kilometres of coastal frontage. Inside that postcode sit La Cala de Mijas, Sitio de Calahonda and Riviera del Sol, three very different property markets. By postcode it also takes in Las Lagunas, the municipality's largest settlement, which is not on the coast at all. The council itself writes Las Lagunas (Mijas Costa), 29649 on the published address of its own office there.
So a listing marked Mijas Costa could be a flat beside the beach in La Cala or a villa well back from the sea, at a very different price. This page explains what the name covers, what it hides, and then sends you to the district pages where the real information lives.

The case for
Twelve kilometres of coast with real choice
The postcode runs the full length of the municipality's coastal frontage, so it holds beachfront flats, hillside villas and everything between, spread across three districts with distinct markets and price levels.
Knowing what the name means protects your budget
Once you know Mijas Costa is a postcode rather than a district, you can ask the one question that matters on any listing: which district is this property actually in?
Three districts at three different price points
La Cala de Mijas is the dearest of the three per square metre, Riviera del Sol the cheapest, and Sitio de Calahonda sits above the Mijas municipal average. The umbrella name hides real room to choose.
La Cala works as a proper centre
It has a devolved council office, a health centre, a state secondary school and a watchtower from the sixteenth to eighteenth centuries. Its original core of low houses on narrow streets survives, which the outlying urbanisations have no equivalent of.
Calahonda brings scale and its own motorway exit
With 18,288 residents at the start of 2023, Sitio de Calahonda is by far the largest counted settlement on the Mijas coast, and its own toll-motorway exit shortens runs along the coast.
The case against
No index can check a Mijas Costa price
The main Spanish asking-price index publishes eleven districts for Mijas and none is Mijas Costa. A price quoted for the name cannot be verified against any published figure.
The same label covers very different properties
A listing described as Mijas Costa may be a beachfront flat in La Cala or a villa set back inland in Riviera del Sol, at a very different price per square metre.
Conservation levies apply in some parts only
In Sitio de Calahonda a conservation entity has contracted its own water supply and sanitation since 2007. Ask what conservation charges follow, and whether they apply where you are buying.
No office, no clinic, no statistics attached
There is no Mijas Costa council office, no health centre bearing the name, and no population figure at any date. Services belong to the districts, so you must know which one you are buying in.
Open infrastructure files in two of the districts
Riviera del Sol and Sitio de Calahonda both have open files on the handover of their infrastructure to the council. A buyer working from the Mijas Costa label may inherit that uncertainty unknowingly.
